Another disappointing and exciting house update

So the house status today has changed a little from the other day. Right after we signed an offer for our 1st choice house, the sellers agent called and explained a few major repairs the house needed. She also explained that the price was not negotiable at all and that it would go to a short sale very soon. This meant that they were about to lose their house so no repairs could be made, no closing costs paid, and a little more than we could afford. So offer number 3 - failed.

So we drove through the Coves to look at our second choice one more time before making the offer. The kids loved the neighborhood lake and pool of course and we noticed a few minor siding issues we hadn't seen before. This is not the location we preferred because it is about 30 minutes west of Kearney, but still a bit north from our church and school. When we mapquested it though, because of the interstates, it would be about 15 minutes to everywhere we need to go. So it was still our plan for today...until we saw something new pop up...

There is a new listing in Gladstone, which is the area we have looked in the past 6 weeks, that is a 4 bedroom house in the neighborhood we were really trying to get in. It is about 2 minutes from Caleb's preschool and about 10 minutes from church and school. It is also have close to Liberty where we are used to shopping and where Caleb's speech sessions are. We put an offer in a couple hours ago and just heard that the sellers are meeting tomorrow morning to go over the offer. We will hear back from them about noon. So at that point we will know if they want to counter, take the offer, or move on to the next guy (our previous experiences). Please pray this one will work out. If not, I think we might make an offer on the Coves house or look at one more that is available on Monday. I don't have a link or a picture of the house we have put an offer on because it was just listed. It will double our square footage we have now in this house and best of all will be a house we can stay in until the kids move away. It has many pros (brick house with vinyl siding, new roof, awesome neighborhood, newer ac and furnace, 4 bedrooms, awesome covered deck w/ hot tub, 2 living areas and formal dining, no earnest tax) and only a few cons (laundry in the garage, finished sub-basement entry from the garage, smaller outdated kitchen, a pretty hilly backyard, and only 2 full baths). We'll keep you posted tomorrow as everything unfolds...

Oh, we did hear today that our appraisal is all done on our house and it looks like everything should close with no problems. Final walk through will be around the 13th (when I might be in Colorado)...at least that part is about done, oh, and packing everything!

Wow, you guys have had quite the roller coaster adventure in househunting!! On the bright side, at least you have sold your house and won't be having to make 2 mortgage payments! Hopefully everything will work out with this house!
